Sunday Snippets: real estate, stoicism and getting out of your head.

Welcome to a Sunday edition of Tom’s newsletter. Today I have 3 topics to help you improve your wealth and health. 

Let’s dive in.

Get Rich Slowly

Real estate is still one of the top wealth-producing industries. It’s also a tough one if you’re just starting out. 

Here’s the blueprint I’ve been following to grow a real estate company and create generational wealth:

Prioritise cashflow 

Flipping houses might seem sexy, but it can be feast or famine. It can easily be 12 months before you see any profit. Not ideal when you have bills to pay. 

Instead, Otpimize for cash flow. 

Some ideas which would work well:

  • Realtor firm 

  • Service business

  • High-end Airbnb (if you have the capital)

Scale your cash cow

Once you’ve found a model which works, stick with it and scale. 

That means: 

  • Building systems and teams

  • Saying no to other opportunities

  • Removing yourself from operations

Aim to get 10 clients paying you $10k a month with a team doing most of the heavy lifting. Don’t worry about the how too much.  

Create Profit

If you haven’t nailed the previous steps, don’t focus on this stage. This works best when you have a cash cow to buy your time back and fund bigger opportunities. 

This is where you’ll create lumps of profit. Getting wealthy through cash flow alone is hard work, it’s simply a tool and stepping stone to creating bigger chunks of cash. 

Now you focus on: 

  • Developments

  • Flipping houses

  • Selling your cash cow for a 3x multiple 

All of this money will be a bonus on top of your regular cash flow. Don’t spend it just yet, I’ll explain what to do in the next step. 

Live off the juice

This is the final stage where you’re more focused on keeping wealth rather than making it. That means low-risk boring strategies. 

Your aim is to match your cash flow income but using boring assets. 

That means taking the lumps of profit you made in the previous step and investing them into things like: 

  • Index funds

  • Sticky businesses

  • Low-risk real estate

Now you can retire with a high cashflowing balance sheet. 

Can you see how this path leads to creating wealth and income in a practical way? It’s hard to skip the gears so keep it simple and follow the plan. 

The Sphere Of Control

I’ve been leaning into Stoicism lately. I find it an extremely practical philosophy for navigating modern-day life. 

What is the sphere of control: imagine a circle and everything inside it is in your control. Things such as: 

  • Your level of effort

  • Deciding what to wear

  • Your relationship with yourself

This is what you should focus on. 

Everything outside the circle is beyond your control and should be ignored, such as: 

  • The weather 

  • Market conditions

  • People’s opinions of you

You gain a sense of freedom when you realise what’s in your control and it’s actually less than you think. 

A great exercise to see this in practice is to review situations in your day and see what was and wasn’t in your control. 

For example, having a difficult conversation with your boss about your performance. If you know that you gave your everything in your job that month, but maybe you still missed the target, then that’s all you can do. You can’t force people to buy or control the market conditions. If your boss chooses to shout at you, that’s on them. You can’t control their reactions. 

Learn to let go of what’s outside of your control and focus only on what you can control. 

How to think less and do more

The most practical way I’ve found to change the mind is through the body. 

You can’t think your way out of overthinking. 

The key is to short-circuit yourself in the moment to take action, knowing that you’ll feel better after.

Prioritise things like: 

  • Dance

  • Running

  • Workouts

  • Ice baths

  • Breathwork

You’ll quickly realise that whatever you were worrying about before wasn’t that much of a problem and you now feel better for completing a healthy action.

Movement solves most problems in the short term by getting you out of your head and into your body.
